+ Area : 6000 Sq (density to post center)

+ Construction density : 40% ( approximately 2400 m²/ Flr)

+ Outside wall cover density : ( approximately 2550 m²/ Flr)

+ Heigh : 33 Stories

+ Total construction floor area : 2250 x 33 flr = 84150 m²

+ Land use coefficient : 8415/6000 = 14 times

+ Cover area ( elevator, stair, lobby) : 20%

+ Area use available : 84150 m²x 80% = 67320 m²

+ The total 67320 m²(Area use available can be for rent)

+ Ceritificated of use land (50 years)

+ Consutruction License (already have construction license and can be build right now when complet establish jont venture Company)

7.TYPE OF INVESTMENT

+ Ratio of contribute capital shall be negotiable

+ Price contribute capital estimate 30 Million VND/m²

+ Direct investment of foreigner investors in the form of making joint-venture between main investor (developer).
